Family owned, Long Island based since 2005 Landlord-pass deep clean checklist Same-week and next-day turnover available Fully insured and bonded

Move-out cleaning is its own discipline. A regular house clean keeps a lived-in home tidy. A move-out clean takes an empty home back to the condition that gets a security deposit returned, a listing photographed, or a vacant unit re-rented without an awkward conversation with the next tenant. The scope is different, the time is different, the chemistry is different, and the standard is different. Skipping that distinction is how renters lose deposits, how realtors lose showings, and how landlords lose a week on the calendar.

E & J Cleaning has been doing move-in and move-out cleaning on Long Island for two decades. We are family owned and based in Coram, NY. Our move programs run on a written deep-clean checklist, by-room pricing, and tight scheduling for the overlap days when one tenant moves out and another moves in 48 hours later. We work with renters protecting deposits, homeowners moving into a place they want clean before they unpack, realtors making listings photo-ready, and property managers running turnover at scale.

Who We Work With

  • Renters protecting a security deposit. Our move-out checklist mirrors what Long Island landlords actually inspect: appliance interiors, cabinet interiors, baseboards, blinds, light fixtures, inside-window glass, and full bathroom detail. We document with before-and-after photos so you have a record if the landlord disputes the condition.
  • New homeowners doing a move-in deep clean. Before you unpack, we clean the home from the inside out. Cabinets and drawers wiped inside, appliance interiors cleaned, bathrooms sanitized, floors deep cleaned, vents and switches wiped. One day of cleaning saves weeks of cleaning around furniture and boxes.
  • Realtors and listing agents. Pre-listing cleans timed to the photographer and the first open house. Walk-the-listing options for agents who want to spec the scope themselves. Same-day touch-up cleans available for back-to-back showings during a hot listing.
  • Residential property managers. Turnover cleaning between tenants on tight timelines. Documented checklist so the next tenant receives the home in a known condition. Repeat pricing for portfolios. Fast scheduling on September 1 and other heavy turnover dates on Long Island.
  • Sellers preparing for inspection or closing. Deep cleans timed to the home inspection or final walk-through. We keep the scope to cleaning, not repairs, but a cleaner home tells the inspector and the buyer that the house has been cared for.

What a Move-In or Move-Out Deep Clean Includes

Move cleans are room-by-room top-to-bottom. The full checklist is below. Anything outside this scope (carpet shampoo, exterior windows, garage cleanout, junk removal) is available as an add-on and priced separately on the quote.

  • Kitchen. Full appliance interiors (oven, microwave, refrigerator, dishwasher exterior and door seals). Cabinet and drawer interiors wiped. Counters, backsplash, and sink scrubbed. Faucet polished. Range hood and filter degreased. Floors mopped after sweep.
  • Bathrooms. Toilets disinfected inside and out, including base and behind. Tubs, showers, and surrounds scrubbed; soap scum and hard-water deposits addressed. Sinks, faucets, and mirrors polished. Cabinet interiors and vanity tops wiped. Tile and grout addressed where condition allows. Floors mopped after sweep.
  • Bedrooms and living areas. Closet interiors wiped, shelves dusted. Baseboards and door frames wiped. Light fixtures and ceiling fan blades dusted. Switch plates and outlet covers wiped. Window sills and tracks cleaned. Inside window glass washed. Floors vacuumed and mopped.
  • All rooms. Air vents and returns dusted. Door knobs and hardware wiped. Walls spot cleaned for marks. Cobwebs removed from corners and ceilings.
  • Add-on services priced separately. Wall-to-wall carpet cleaning, hardwood and tile floor restoration, exterior window cleaning, garage cleanout, and junk removal. We size the add-ons during the walk-through so you can pick what you need without buying the rest.

How a Long Island Move-Clean Actually Runs

  1. Walk the home or talk it through on the phone. For a single home, we can usually quote off a detailed phone walk-through. For a portfolio or a listing on a tight schedule, a 15 minute in-person walk gives a more accurate quote and lets us flag conditions that need add-on work (heavy carpet, oven that has not been cleaned in two years, smoker home that needs odor treatment).
  2. Written quote by room and condition. Bedroom count, bathroom count, square footage, and condition factor combine into a written quote. Add-ons listed separately so you can pick and choose. No surprises on the day of the clean.
  3. Schedule on your move date. Move-out cleans run after the truck leaves and the home is empty. Move-in cleans run before furniture arrives. For property managers, we schedule between tenants on the lease changeover date. We hold a same-day backup slot during heavy turnover weeks.
  4. Crew arrives with a written checklist. Two to four cleaners depending on home size, working room by room with the deep clean checklist visible. Lead inspects each room as it finishes. Photos documented for the file.
  5. Final walk and sign-off. For renters, we walk the home with you (or send photos) before the landlord arrives. For realtors, we coordinate with the photographer or open-house schedule. For property managers, we sign off the checklist and email the file with photos.
  6. If the landlord pushes back, we come back. If a landlord identifies anything on the deep clean checklist that did not meet standard, we return at no charge to fix it. We do not cover damage repair (paint, drywall, flooring), but anything that is cleaning we will own.

Timing and Long Island Realities

  • September 1 lease turnover. The biggest residential move date on Long Island. We staff up for it. If you are a property manager or college-area landlord, get on the schedule by mid-August.
  • End-of-month and first-of-month dates. Standard month-end and first-of-month moves book first. We hold reserve crews for late bookings, but rate and availability favor early.
  • The 48-hour overlap turnover. One tenant out, the next tenant in two days later. We can hit a 6 to 10 hour deep clean in that window for most 1 to 2 bedroom units. Larger homes need a longer overlap.
  • Vacant home before listing photos. Schedule the clean for the day before the photographer. Inside windows clean, vents dusted, sinks polished. Photos look like a different house.
  • Hamptons and East End seasonal homes. Spring open and fall close cleans for seasonal properties along the East End. Coordinated with property management for owners who are not local.

What Drives Move-Clean Pricing

Move-clean pricing on Long Island is not a flat rate. The honest answer is that the price comes from a combination of the following:

  • Home size. Bedrooms and bathrooms are the primary drivers. Square footage matters, but a 1500 square foot home with 3 bathrooms takes longer than the same footage with 1 bathroom.
  • Condition. A reasonably maintained home cleans faster than one where the oven has not been touched in two years or where pets have been living without regular cleaning. We size the condition factor during the walk so it is not a guess.
  • How recently the home was occupied. A home that has sat empty for 6 weeks needs more than one that was lived in until yesterday. Dust accumulates, refrigerator gaskets dry out, and bathroom buildup hardens.
  • Add-ons selected. Carpet shampoo, hardwood restoration, exterior windows, garage cleanout, and junk removal each add their own line.
  • Schedule pressure. Standard scheduling is most affordable. Same-day and next-day are available, often at standard pricing during shoulder weeks and at a small premium during peak turnover dates.

Quote is always free, written, and itemized so you see what you are paying for and what you are not.

Move-In and Move-Out Cleaning FAQ

How is move-out cleaning different from regular house cleaning?
A regular clean assumes the home is occupied and keeps the surfaces lived-in tidy. A move-out clean assumes the home is empty and takes it back to landlord-pass condition: appliance interiors, cabinet interiors, baseboards, blinds, light fixtures, inside-window glass, and full bathroom detail. The scope is bigger and the time is longer, so the price is higher. We have a separate checklist for each.
Will a move-out clean really get my deposit back?
A clean alone will not recover a deposit if the home has actual damage (paint, drywall, flooring), because that is not cleaning. But for everything that is cleaning, our deep clean checklist is built around what landlords actually inspect on Long Island. If the landlord pushes back on anything on our checklist, we come back at no charge to fix it.
How long does a move-out clean take?
Most 1 to 2 bedroom homes take 4 to 7 hours with a 2 to 3 person crew. Most 3 to 4 bedroom homes take 7 to 12 hours with a 3 to 4 person crew. Condition and add-ons can extend the timeline. We size the window during the quote so move day is not a surprise.
Do you bring all your own supplies?
Yes. Vacuums, mops, buckets, microfiber, chemistry, and any specialty tools needed for the scope. You do not need to leave anything behind for the crew.
Can you handle a 48-hour rental turnover?
Yes. For property managers and landlords running a tight overlap, we can crew up to hit a 6 to 10 hour deep clean window between tenants on most 1 to 2 bedroom units. Larger homes or condition-heavy cleans need a longer overlap, which we will tell you up front.
Do you do carpet cleaning as part of a move-out clean?
Carpet cleaning is a separate scope and a separate line on the quote because it uses different equipment (extraction machines) and different chemistry. Our carpet cleaning team can run the same day as the deep clean if you book both, or on a different day if the schedule needs flexibility.
What about junk left behind by the prior tenant?
Light tidying is included. Hauling away furniture, mattresses, or large debris is a junk removal scope. We can refer or coordinate with a junk removal partner so the home is clean and clear when the next tenant arrives.
Can realtors get a same-week turnaround for a listing?
Usually yes. Same-week and even next-day turnaround is doable for most home sizes during shoulder weeks. Peak weeks (early September, end of summer Hamptons close) book up first. The earlier you can tell us about an upcoming listing, the better we can lock in the photographer-day clean.
How much does move-out cleaning cost on Long Island?
It depends on bedroom count, bathroom count, square footage, condition, how long the home has been empty, and add-ons selected. Most 2 to 3 bedroom move-out cleans on Long Island fall in a predictable range; condition-heavy or larger homes go higher; small studios go lower. Quote is always free and itemized so you see exactly where the price is going.

Frequently Asked Questions

What’s the difference between move-in and move-out cleaning?

Move-out cleaning prepares the unit for the next occupant: full deep clean of every surface, appliance interior, cabinet interior, baseboards, light fixtures, and detail dust. Move-in cleaning is lighter: sanitize touchpoints, sanitize bathrooms and kitchens, vacuum and mop, dust. Many residential clients book both: the prior tenant’s move-out clean and our pre-move-in sanitize before they unpack.

How long does a typical move-out cleaning take?

A standard 2-bedroom apartment runs 4 to 6 hours. A 4-bedroom house runs 6 to 10 hours. Heavier soil, pet damage, or smoking residue extends timelines. Commercial unit turnover varies dramatically by space type and condition. We give you a written time and cost estimate after a brief walk-through or video tour.

What’s included in a deep move-out clean?

Inside cabinets and drawers (every shelf wiped), inside oven, refrigerator, microwave, dishwasher; all baseboards, window tracks, blinds; ceiling fans and light fixtures; all bathroom fixtures fully disinfected including grout; all floors washed including under appliances if accessible; full glass and mirror clean. We cover the entire unit, not just visible surfaces.

Will I get my security deposit back if I hire you for move-out?

In most cases yes, assuming the unit doesn’t have damage beyond normal wear and tear (which cleaning can’t fix). Landlords and property managers nearly always accept a professional deep-clean receipt as proof of cleaning compliance. We can provide a detailed scope receipt for your records.

Can you handle pet odor, smoke residue, or heavy stains?

Yes for most cases. Pet urine in flooring substrate and heavy nicotine residue on walls and ceilings sometimes require beyond-cleaning treatment like enzyme application, ozone treatment, or repainting. We tell you up front what’s realistic and what isn’t, and we don’t oversell. For stubborn issues we coordinate with restoration partners.

How far in advance should I schedule a move-out cleaning?

Two weeks is comfortable for any size unit. Friday and Saturday end-of-month slots fill 3 to 4 weeks ahead during peak season (May, June, August, September). Tight timelines work; tell us your handover date and we’ll find a slot. Same-day emergency turnover available with a surcharge.

Do you provide cleaning supplies and equipment?

Yes. We bring everything: EPA-certified cleaners, microfiber, mops, vacuums, HEPA-filtered equipment, and any specialty tools. You don’t need to provide a single thing. We also bring our own trash bags and remove all cleaning waste when we leave.
