- Floor Waxing and Stripping. Strip, seal, and wax for VCT, terrazzo, ceramic, and other hard floors. Restores high-traffic floors and extends their life. Quarterly, semi-annual, or annual schedules.
- Floor Refinishing. Hardwood and engineered wood refinishing for offices, lobbies, retail, and worship spaces. Sand, stain, and refinish in place.
- Carpet Cleaning. Hot water extraction, encapsulation, spot treatment, odor neutralization, upholstery and cubicle panel cleaning, and carpet protection. Most commercial carpet warranties require professional extraction every 12 to 18 months.

- Written zone-by-zone scope. You get a documented scope: every area of the facility, every task, every frequency. No vague language. No hourly hand-waving. The scope is what we deliver, and what you pay for.
- Fixed monthly proposal. Pricing in writing, fixed monthly, with floor care and special services priced separately so you can see exactly what each costs.
- Onboarding walk-through with your account manager. Once you sign, your dedicated account manager walks the facility with the assigned crew lead. Keys, codes, contacts, security cameras, supplies, where things go, who to text if there is a problem.
- First 30 days. Two supervisor walk-throughs in the first 30 days. We catch what was missed, adjust the scope where needed, and re-train the crew on anything specific to your facility.
- Ongoing. Monthly check-in from your account manager. Quarterly walk for any deep-task scheduling. Same crew, same lead, every visit. Backup crew when someone is out so you never have a gap.

Do you handle the whole facility, or just nightly cleaning?
We handle the whole facility. Nightly cleaning is the foundation, but most clients add floor care (quarterly or semi-annual), carpet (annual), window cleaning, supply fulfillment, day porter coverage if applicable, and emergency cleanup as needed. One contract, one account manager, one invoice.
How is pricing structured?
Nightly and recurring service is priced as a fixed monthly fee based on the scope. Floor care, carpet cleaning, window cleaning, and post-construction are priced as separate scheduled jobs (so you only pay for them when they happen). Emergency service is billed separately at our published rates. You get a full pricing schedule in writing before you sign.
What is the contract term?
Standard terms are month-to-month after a 90-day onboarding window. We do not lock clients in long-term. Our retention comes from doing the work well, not from contracts that make leaving expensive.
Are your crews bonded and insured?
Yes. We carry general liability, workers compensation, and a janitorial bond. Certificates of insurance are issued and named to your property as required by your lease or owner. We send updated COIs annually or whenever your renewal needs them.
Are crews W-2 employees or subcontractors?
W-2 employees. We have used subcontracted labor in the past and we did not like the quality variance. Today our entire field operation is direct hire, on payroll, with benefits, training, and supervision. It is more expensive than subcontracting and worth every dollar in service consistency.
Can you cover after hours, weekends, holidays?
Yes. Most commercial cleaning is after-hours by default; weekend and holiday coverage is included at no additional charge for recurring clients. Emergency response is 24/7.
Do you offer green or LEED-aligned cleaning?
