Freshly waxed high-gloss commercial tile floor in a Long Island hallway

Floor Waxing Services on Long Island

Your commercial tile, vinyl, and terrazzo floors see constant foot traffic, rolling chairs, spills, and scuffs every business day. Over time the protective finish wears down, grime embeds into the pores of the surface, and floors that once gleamed look dull and neglected. Professional floor waxing restores that finish, protects against further wear, and makes a measurable difference in how customers and employees perceive your space.

E & J Cleaning Services provides commercial floor waxing throughout Suffolk County, Long Island. Our crews strip, clean, and refinish vinyl composition tile, standard vinyl, terrazzo, sealed concrete, and sealed stone on schedules that work around your operating hours.

Our Floor Waxing Process

Commercial floor waxing is a multi-step process. Skipping steps or rushing the work produces streaky, uneven results that wear through in weeks instead of months. Our crews follow the same sequence on every job.

Stripping is the first step. We apply a commercial-grade chemical stripper to break down the existing layers of wax and finish, then machine-scrub to lift every coat down to the bare floor. Each stripper pass is neutralized, rinsed, and wet-vacuumed so no residue is left behind to interfere with the new finish.

Deep cleaning and preparation follows stripping. We scrub grout lines, remove any stains bonded into the substrate, and thoroughly dry the floor. Trapped moisture or residue at this stage will cause the new finish to fail, so we take the time to get it right before moving on.

Finish application involves laying down multiple thin coats of commercial-grade floor finish, allowing proper cure time between coats. Thin coats bond better and cure harder than heavy ones. We typically apply four to six coats to build depth, durability, and that signature high-gloss shine.

Buffing and polishing is the final step. Once the last coat has cured, we high-speed burnish the floor to bring out a deep, glass-smooth shine that reflects overhead lighting and holds up against daily traffic.

Floor Types We Wax

E & J Cleaning waxes most commercial hard-surface floors: vinyl composition tile (VCT), standard vinyl, sheet vinyl, terrazzo, sealed concrete, and sealed natural stone. We adjust chemical strength and burnish speed based on what the surface can tolerate, so you get shine without damaging the substrate underneath.

One-Time Service vs. Recurring Waxing Programs

Some clients need a one-time strip and wax to rescue a neglected floor. Others prefer a recurring program where we visit quarterly or twice a year to scrub, burnish, and top-coat before wear ever reaches the point of requiring a full strip. Recurring programs cost less per visit and keep your floors consistently presentable, which matters if you have customers or clients walking in every day. We will recommend the program that fits your traffic pattern and budget after a walkthrough.

Floor waxing pairs well with our janitorial services, carpet cleaning, and window cleaning. Bundling multiple services with one crew simplifies scheduling and reduces overall costs.
