Our Floor Waxing Process
Commercial floor waxing is a multi-step process. Skipping steps or rushing the work produces streaky, uneven results that wear through in weeks instead of months. Our crews follow the same sequence on every job.
Stripping is the first step. We apply a commercial-grade chemical stripper to break down the existing layers of wax and finish, then machine-scrub to lift every coat down to the bare floor. Each stripper pass is neutralized, rinsed, and wet-vacuumed so no residue is left behind to interfere with the new finish.
Deep cleaning and preparation follows stripping. We scrub grout lines, remove any stains bonded into the substrate, and thoroughly dry the floor. Trapped moisture or residue at this stage will cause the new finish to fail, so we take the time to get it right before moving on.
Finish application involves laying down multiple thin coats of commercial-grade floor finish, allowing proper cure time between coats. Thin coats bond better and cure harder than heavy ones. We typically apply four to six coats to build depth, durability, and that signature high-gloss shine.
Buffing and polishing is the final step. Once the last coat has cured, we high-speed burnish the floor to bring out a deep, glass-smooth shine that reflects overhead lighting and holds up against daily traffic.

What’s the difference between scrub and recoat vs strip and wax?
Strip and wax removes all existing wax down to bare floor and rebuilds 3 to 5 coats. Scrub and recoat keeps the underlying wax, removes the top soiled layer, and applies 1 to 2 fresh coats. Scrub-and-recoat is faster, cheaper, and good for in-between maintenance. Strip is necessary when wax has yellowed or built up unevenly.
How long does floor waxing take? Will it shut down my business?
Strip and wax for a 5,000 sq ft area typically takes 8 to 14 hours overnight including drying. Scrub and recoat takes 4 to 6 hours. We schedule weekends or overnight for occupied spaces so you reopen on a fully dry floor. For 24/7 facilities we work zone-by-zone.
What kinds of floors can you wax?
VCT (vinyl composite tile), sheet vinyl, linoleum, terrazzo, and rubber. We don’t wax hardwood, polished concrete, or natural stone (those have different finishing systems we also offer). We can also polish terrazzo and refinish hardwood as separate services.
Can you remove old yellowed wax and bring the floor back?
Yes. Yellowing is usually from age, sunlight, or wrong cleaners applied over years. Full strip gets back to substrate so the new wax coats look like new. Heavily damaged floors may need 4 to 6 wax coats instead of standard 3 for a clean finish.
How do I keep waxed floors looking good between services?
Daily dust mop, weekly damp mop with pH-neutral cleaner, no harsh cleaners that strip the wax. Walk-off mats at every entry to catch sand and grit. Quarterly burnishing extends the strip cycle. We include a maintenance protocol with every job.
Do you provide the floor finish or do we?
