A short-term rental clean is a hospitality clean
on a tight clock. The guest checks out at 11 AM,
the next guest checks in at 4 PM, and in between
the property has to look like nobody was ever in
it. Beds stripped, linens swapped, bathrooms
spotless, restock topped off, photos confirmed,
and the listing details (welcome card, key code,
Wi-Fi password) cross-checked. Miss any of that
and the next review tells the world. A regular
house clean, even a thorough one, does not run on
a hospitality checklist or on a 5 hour clock.

What an STR Turnover Clean Includes

A standard turnover is built around the
five-star-review checklist. Anything outside this
scope (deep cleans, pool and hot tub care, outdoor
space, exterior windows) is available as an add-on
and priced separately.

  • Beds and linens.
    Beds stripped, mattress protectors checked, fresh
    linens installed, beds made to listing-photo
    standard. Pillows fluffed and placed. Used
    linens bagged for laundry or hand-off to your
    linen service. Decorative throws and pillows
    reset.
  • Bathrooms.
    Toilets disinfected. Tubs, showers, and sinks
    scrubbed, polished, and dried so no water spots
    remain on glass. Mirrors polished. Floors
    mopped. Towels swapped for fresh stock.
    Consumables (toilet paper, soap, shampoo)
    restocked from your supply or ours.
  • Kitchen.
    Counters, sink, and appliances exterior wiped.
    Microwave interior wiped. Refrigerator interior
    checked for guest leftovers (removed) and door
    seals wiped. Dishwasher run if needed and
    emptied. Coffee maker emptied and reset. Trash
    and recycling pulled. Welcome basket or coffee
    pod restock per host preference.
  • Living areas.
    Floors vacuumed and mopped. Surfaces dusted and
    wiped. Couches and chairs reset to listing
    photo. Throw blankets folded. Remotes and
    welcome materials placed. Blinds and curtains
    adjusted. Cobwebs and pet hair addressed if
    applicable.
  • Restock and consumables.
    Paper goods, soap, shampoo, conditioner, dish
    soap, dishwasher pods, laundry detergent if
    provided, coffee, water bottles, snacks (if
    stocked). We track levels and flag low items
    before they run out.
  • Photo confirmation.
    Standard photos of every room and bathroom after
    the clean, sent to you on completion. You see
    the property is reset before the next guest
    checks in. If anything looks off, you can flag
    it before check-in time.
  • Damage and missing-item flagging.
    We log anything broken, missing, or unusual
    (stains beyond normal, damage, items left
    behind by the guest). Photo-documented and
    timestamped so you have what you need for an
    Airbnb resolution claim.
  • Add-on services priced separately.
    Periodic deep cleans (recommended quarterly),
    carpet shampoo,
    exterior window cleaning,
    hardwood floor restoration,
    pool, hot tub, outdoor patio cleaning, and
    seasonal open and close cleans for properties
    that close in winter.

How a Long Island STR Turnover Actually Runs

  1. Onboarding walk-through.
    One property visit (or detailed video walk for
    remote hosts) where we map every room, take
    reference photos of how each space should look,
    note linen counts, restock levels, key access,
    and any host-specific touches. You sign off on
    the checklist before we run a turnover.
  2. Booking sync.
    You share your calendar (Airbnb, Vrbo, or
    property management software). We see check-out
    and check-in times and schedule cleaning crews
    against them automatically. Same-day turnovers
    hit the schedule with the right crew size to
    finish on time.
  3. Crew arrives within the window.
    For an 11 AM check-out and 4 PM check-in, crew
    typically arrives at 11:15 AM and finishes by
    3:30 PM with a buffer for review. Larger
    properties or back-to-back same-day bookings
    get larger crews.
  4. Checklist worked top to bottom.
    Bedrooms first (strip, swap, make), bathrooms
    second (deep clean, restock), kitchen third,
    living areas last. Restock checked. Photos
    taken room by room.
  5. Photo confirmation sent.
    Photos of every cleaned space sent to you (or
    your property manager) by the time the crew
    leaves. Damage or missing-item log included if
    relevant.
  6. Guest issues handled fast.
    If a guest checks in and finds something
    missed, you call us, we run a touch-up. Mistakes
    happen on a tight clock; the question is how
    fast they get fixed. We hold reserve crew
    capacity for that.

The Long Island STR Calendar We Plan Around

  • Memorial Day to Labor Day – peak.
    Hamptons, North Fork, Fire Island, beach-area
    properties. Saturday and Sunday turnovers stack
    up. We staff up the East End specifically for
    this window. Book your contracted turnovers by
    April for July and August coverage.
  • September to November – shoulder.
    Drop-off for beach properties; pickup for
    vineyard tours and weekend escapes. North Fork
    and East End wineries drive bookings. Cleaning
    windows widen, but quality standard does not
    drop.
  • December to March – off-season.
    Many Hamptons properties close. Year-round
    properties (Nassau, central Suffolk) continue
    with steady but lower turnover volume. Good
    window for periodic deep cleans, carpet
    restoration, and seasonal close-down cleans.
  • April to May – reopen.
    Spring open cleans for seasonal properties.
    Bigger than a turnover, smaller than a
    construction clean. Schedule by mid-April.
  • Holiday weeks year-round.
    July 4, Labor Day, Thanksgiving, Christmas, and
    New Year all bring tight back-to-back bookings.
    Pre-book the holiday turnovers as soon as the
    bookings come in.

What Drives STR Cleaning Pricing

Price per turnover comes from the property and the
booking pattern. Here is what goes into the quote:

  • Property size.
    Bedroom and bathroom count first, square footage
    second. A 2 bedroom 2 bathroom condo turns over
    faster than a 4 bedroom 3.5 bathroom Hamptons
    house, even at similar square footage.
  • Linen handling.
    In-property laundry (washer and dryer on site),
    linen swap (we bring fresh, take dirty for
    laundry), or third-party linen service. Each
    changes the time and cost per turnover.
  • Booking density.
    A property booked every weekend gets a different
    pricing structure than one booked twice a
    month. Volume pricing kicks in at recurring
    cadence.
  • Same-day vs overnight gap.
    Same-day 11-to-4 turnovers run on standard
    pricing during shoulder season and a small
    premium during peak. Overnight gaps are
    standard pricing year-round.
  • Restock fulfillment.
    Host-supplied consumables: standard. We supply
    and restock from our paper, soap, and supply
    fulfillment program: priced separately, same
    reliable supply chain we use for our commercial
    clients.
  • Add-ons.
    Periodic deep clean, carpet, exterior glass,
    pool / hot tub coordination, outdoor space.
    Each priced as its own line.

Airbnb and STR Cleaning FAQ

Can you really finish a turnover in 5 hours?

Yes for most 1 to 3 bedroom Long Island STRs with
a 2 to 3 person crew, in-property laundry, and a
reasonable starting condition. Larger properties
or properties with linen swap (off-site laundry)
need a longer window or a larger crew. We size
the crew to the property and the clock during
onboarding so we are not racing on turnover day.

What about linens? Do you wash them?

Three options. (1) On-site laundry: we wash and
dry between guests, fastest if the property has
adequate washer and dryer capacity. (2) Linen
swap: we bring a fresh set, take the used set for
off-site laundering. Best for high-density
properties. (3) Third-party linen service: you
contract with a hospitality linen service, we
coordinate the pickup and drop-off. Pick whatever
fits your property and your booking density.

How do I know the property is actually clean?

Photo confirmation. Every cleaned room and
bathroom photographed after the clean and sent to
you (or your property manager) before the next
check-in. If you spot anything off in the photos,
flag it and we send the crew back.

Will you handle restock and consumables?

Yes. Two ways. Host-supplied: you stock the
property, we replace and refill from your
inventory and tell you when stock is getting low.
We-supply: we run paper, soap, dish, and laundry
consumables off the same fulfillment program we
use for our commercial accounts, billed per
property per month.

What happens if a guest checks in and something was missed?

You call us. We send someone to fix it. We hold
reserve crew capacity during peak season
specifically for this. The reality of a tight
turnover clock is that occasionally something
slips; the test is how fast we make it right. We
do not charge for fix-it visits on items that were
on the checklist.

Can you handle damage or guest theft documentation?

We log and photograph anything broken, missing,
or unusual during turnover. The log is timestamped
and emailed to you so you have what you need for
an Airbnb resolution claim or insurance filing. We
do not file the claim for you, but we give you the
evidence.

Do you handle pools, hot tubs, or outdoor spaces?

Pool and hot tub chemistry is regulated work
handled by licensed pool contractors. We do not
handle pool chemistry. We do handle outdoor space
cleaning (patios, decks, outdoor furniture
wipe-downs, grills) as add-on scope. For pool
maintenance we can refer to vetted Long Island
pool contractors.

What about Hamptons summer scheduling?

Memorial Day through Labor Day is the East End
crunch. We staff up specifically for it and hold
Saturday and Sunday turnover slots. The earlier
you contract for the season, the better your
schedule slots. April is when most contracted
hosts confirm summer coverage.

How much does Airbnb cleaning cost on Long Island?

Per-turnover pricing depends on property size,
linen handling, booking density, and add-ons.
Most 2 to 3 bedroom Long Island STRs fall in a
predictable range; Hamptons summer and
multi-bedroom properties go higher; smaller
