How a Long Island Move-Clean Actually Runs

Walk the home or talk it through on the phone.
For a single home, we can usually quote off a
detailed phone walk-through. For a portfolio or
a listing on a tight schedule, a 15 minute
in-person walk gives a more accurate quote and
lets us flag conditions that need add-on work
(heavy carpet, oven that has not been cleaned in
two years, smoker home that needs odor treatment). -
Written quote by room and condition.
Bedroom count, bathroom count, square footage,
and condition factor combine into a written
quote. Add-ons listed separately so you can pick
and choose. No surprises on the day of the clean. -
Schedule on your move date.
Move-out cleans run after the truck leaves and
the home is empty. Move-in cleans run before
furniture arrives. For property managers, we
schedule between tenants on the lease changeover
date. We hold a same-day backup slot during heavy
turnover weeks. -
Crew arrives with a written checklist.
Two to four cleaners depending on home size,
working room by room with the deep clean
checklist visible. Lead inspects each room as it
finishes. Photos documented for the file. -
Final walk and sign-off.
For renters, we walk the home with you (or send
photos) before the landlord arrives. For
realtors, we coordinate with the photographer or
open-house schedule. For property managers, we
sign off the checklist and email the file with
photos. -
If the landlord pushes back, we come back.
If a landlord identifies anything on the deep
clean checklist that did not meet standard, we
return at no charge to fix it. We do not cover
damage repair (paint, drywall, flooring), but
anything that is cleaning we will own.

or college-area landlord, get on the schedule by

first. We hold reserve crews for late bookings,

The 48-hour overlap turnover.
One tenant out, the next tenant in two days
later. We can hit a 6 to 10 hour deep clean in
that window for most 1 to 2 bedroom units. Larger
homes need a longer overlap. -
Vacant home before listing photos.
Schedule the clean for the day before the
photographer. Inside windows clean, vents
dusted, sinks polished. Photos look like a
different house. -
Hamptons and East End seasonal homes.
Spring open and fall close cleans for seasonal
properties along the East End. Coordinated with
property management for owners who are not local.
What Drives Move-Clean Pricing
Move-clean pricing on Long Island is not a flat
rate. The honest answer is that the price comes from
a combination of the following:

Bedrooms and bathrooms are the primary drivers.
Square footage matters, but a 1500 square foot
home with 3 bathrooms takes longer than the same
footage with 1 bathroom. -
Condition.
A reasonably maintained home cleans faster than
one where the oven has not been touched in two
years or where pets have been living without
regular cleaning. We size the condition factor
during the walk so it is not a guess. -
How recently the home was occupied.
A home that has sat empty for 6 weeks needs more
than one that was lived in until yesterday. Dust
accumulates, refrigerator gaskets dry out, and
bathroom buildup hardens. -
Add-ons selected.
Carpet shampoo, hardwood restoration, exterior
windows, garage cleanout, and junk removal each
add their own line. -
Schedule pressure.
Standard scheduling is most affordable. Same-day
and next-day are available, often at standard
pricing during shoulder weeks and at a small
premium during peak turnover dates.

Move-In and Move-Out Cleaning FAQ
How is move-out cleaning different from regular house cleaning?
A regular clean assumes the home is occupied and
keeps the surfaces lived-in tidy. A move-out clean
assumes the home is empty and takes it back to
landlord-pass condition: appliance interiors,
cabinet interiors, baseboards, blinds, light
fixtures, inside-window glass, and full bathroom
detail. The scope is bigger and the time is longer,
so the price is higher. We have a separate
checklist for each.
Will a move-out clean really get my deposit back?
A clean alone will not recover a deposit if the
home has actual damage (paint, drywall, flooring),
because that is not cleaning. But for everything
that is cleaning, our deep clean checklist is
built around what landlords actually inspect on
Long Island. If the landlord pushes back on
anything on our checklist, we come back at no
charge to fix it.
How long does a move-out clean take?
Most 1 to 2 bedroom homes take 4 to 7 hours with a
2 to 3 person crew. Most 3 to 4 bedroom homes take
7 to 12 hours with a 3 to 4 person crew. Condition
and add-ons can extend the timeline. We size the
window during the quote so move day is not a
surprise.
Do you bring all your own supplies?
Yes. Vacuums, mops, buckets, microfiber, chemistry,
and any specialty tools needed for the scope. You
do not need to leave anything behind for the crew.
Can you handle a 48-hour rental turnover?
Yes. For property managers and landlords running a
tight overlap, we can crew up to hit a 6 to 10 hour
deep clean window between tenants on most 1 to 2
bedroom units. Larger homes or condition-heavy
cleans need a longer overlap, which we will tell
you up front.
Do you do carpet cleaning as part of a move-out clean?
Carpet cleaning is a separate scope and a separate
line on the quote because it uses different
equipment (extraction machines) and different
chemistry. Our
carpet cleaning team
can run the same day as the deep clean if you book
both, or on a different day if the schedule needs
flexibility.
What about junk left behind by the prior tenant?
Light tidying is included. Hauling away furniture,
mattresses, or large debris is a junk removal scope.
We can refer or coordinate with a junk removal
partner so the home is clean and clear when the
next tenant arrives.
Can realtors get a same-week turnaround for a listing?
Usually yes. Same-week and even next-day turnaround
is doable for most home sizes during shoulder
weeks. Peak weeks (early September, end of summer
Hamptons close) book up first. The earlier you can
tell us about an upcoming listing, the better we
can lock in the photographer-day clean.
How much does move-out cleaning cost on Long Island?
It depends on bedroom count, bathroom count,
square footage, condition, how long the home has
been empty, and add-ons selected. Most 2 to 3
bedroom move-out cleans on Long Island fall in a
predictable range; condition-heavy or larger
homes go higher; small studios go lower. Quote is
