Our Floor Refinishing Process

Proper hardwood refinishing is a multi-step process that demands patience. Each step builds on the quality of the one before it. Shortcuts show up as visible sanding marks, uneven stain absorption, and finishes that peel within months.

Assessment and preparation comes first. We inspect the existing finish, identify soft or damaged boards, check moisture levels in the wood, and remove baseboards or thresholds that could block a clean edge. Everything that can be protected or masked off is, so dust and stain do not travel where they should not.

Sanding removes the old finish and a thin layer of wood itself to expose fresh surface. We start with a coarse grit to strip finish and level the floor, then progress through finer grits to eliminate sanding marks. Edging machines reach areas that drum sanders cannot, so the final surface is seamless from wall to wall.

Staining is optional. Some clients want to preserve the wood’s natural grain and go straight to finish. Others want to match a new tone, darken a worn floor, or restore a faded historic color. We test stain samples on sanded test patches so you can approve the color under your actual lighting before committing to the whole floor.

Finish coats are where protection lives. We apply commercial-grade polyurethane or waterborne finishes in multiple thin coats, lightly abrading between coats so each one bonds to the next. The final cure takes days; we communicate clearly about walk-on and furniture-return timelines so you can plan around the project.

Full refinishing involves sanding to bare wood and is typically a once-every-7-to-10-years project for most commercial spaces. Scheduled recoating, where we lightly screen the floor and add a fresh finish coat, can extend the life of a refinish by several years without the dust and downtime of a full sand. For floors that are still structurally sound but losing their shine, a recoat is usually the right call. We will tell you after inspecting which approach fits your floor and your budget.
